Third Money-Wise Renovation for Good Return on Your Investment

You have been in your old home for quite a few years. Now the time came to sell it. Evaluation done by your Realtor did not impress you. You thought you could list this home for much better price.

Your neighbors renovated their kitchens and bathrooms, you somehow never got around to it... So when your Realtor came in... she was quite concerned about the outdated cabinets and a leaking faucet and the green counter-top...

She suggested a simple kitchen face lift. At first you thought it was unthinkable to even consider such thing, but then she told you about ready made cabinets that can be configured to fit any layout at the fraction of the cost of custom made ones.

Majority of kitchen renovations for the purpose of a better sale should be simply cosmetic. Sometimes all it takes is the fresh coat of paint, some elbow grease to shine the sink, perhaps a new faucet.

Sometimes there are those kitchens that can not be helped. Potential buyers either run away fast... or see big money staying in their pockets, as they plan their own big ticket renovation at your expense.

To prevent that undesirable situation you can consider several options. You can paint the existing cabinets and change the hardware. You may consider refacing the cabinets or you can go with new replacement cabinets.

The amount that you spend on your kitchen face lift, should be based on the value of your home, and the value of the homes in your neighbourhood.

Investing too much could result in a poor return on investments or a home that has a higher value than other homes in the neighbourhood. You should spend not more than 10% of your home's value on the kitchen renovation or any other work that needs to be done. Your return on investment may be as much as 80% to 90%.
